Can my existing house structurally support a second-story addition?

Most South Florida CBS (concrete block stucco) homes built to modern hurricane code can support a second story with modest reinforcement. Frame houses vary — we start every second-story project with a structural engineer’s evaluation of your existing walls, foundation, and tie-down system before quoting. If the existing structure can’t carry the load, we build the reinforcement into the fixed-bid scope.

Do we have to move out during a second-story addition?

For most of the build, no. Roof removal and initial framing require a temporary living arrangement for one to three weeks. After the new roof is dried in, most homeowners live in the first floor throughout the interior finish phase. We tarp, weather-seal, and dust-contain aggressively during the transition.

How long does a second-story addition take?

Four to eight months from permit issue to certificate of occupancy, depending on size and finish level. Structural steel, roof modifications, and MEP extensions push the middle of the range; the final month is finish carpentry, tile, cabinetry, and paint.

How is a second-story tied into the existing electrical and plumbing?

Because Aldo Dellamano personally holds Florida’s Electrical (EC13015530), Plumbing (CFC1434398), and Mechanical (CMC1251666) contractor licenses, the new floor’s circuits, drains, supply lines, and HVAC ducts are extended by our own crew on the same schedule as framing. No waiting three weeks for a subcontractor to run rough-in.
