Homes in coastal Broward and Palm Beach ZIP codes face conditions that make plumbing decisions different than they are inland. Older neighborhoods — Parkland, Coral Springs, Deerfield Beach, and parts of Boca Raton — have a high share of homes built in the 1970s and 1980s on slab foundations with copper supply lines that are now past their expected service life. A full re-pipe in these homes requires careful slab penetration planning and coordination with drywall and tile trades to keep disruption contained.

South Florida's building departments require permits for re-pipes, gas line additions, and most drain corrections — and inspections are scheduled through the county or municipal authority having jurisdiction. Because Dellamano holds the CFC license personally, the same person responsible for the permit is responsible for the work passing inspection.

High humidity and the region's water chemistry — including elevated hardness in many Palm Beach County municipalities — accelerate wear on fixture connections and supply lines. Specifying the right materials at rough-in, whether copper or PEX, affects how the system performs over the next decade, not just at the final inspection.

What Drives the Cost of a Plumbing Scope

Plumbing estimates vary widely — and the gap between a low number and a complete number is almost always what gets hidden in allowances or discovered after walls are open. The variables that move a plumbing budget most are access (slab versus crawl space versus open framing), material choice (copper versus PEX), fixture count, and whether existing drain lines are correctly sloped and sized to current code.

Gas line work adds its own layer: the run length from the meter, the BTU demand of the appliances being served, and whether the existing service size can support an additional load all factor into the design. A generator, pool heater, and range on the same property may require a service upgrade before the gas rough-in can be permitted.

The clearest indicators are recurring pinhole leaks in multiple locations, visible green corrosion on copper fittings, or consistently low water pressure that can't be traced to a single fixture. Homes in Broward built before 1985 on slab foundations are candidates for a full re-pipe evaluation. A walkthrough scoping the system — including what's accessible without opening walls — gives you a clearer picture than guessing from symptoms alone.
Can you add a gas line for a generator or pool heater to an existing home?
Yes — gas line additions for generators, pool heaters, and ranges are part of Dellamano's standard plumbing scope. The work requires a permit and inspection in both Broward and Palm Beach counties. Before the rough-in is designed, the existing gas meter service size needs to be confirmed against the total BTU load of everything being connected — if the demand exceeds current capacity, a utility upgrade is the first step.
Will the plumbing be coordinated with the rest of the renovation, or do I manage the schedule myself?
Because Dellamano holds both the General Contractor license and the CFC plumbing license under the same owner, rough-in and finish plumbing are sequenced as part of the overall project schedule — not handed off to a separate sub with a separate timeline.
